Home Watch Service

Our standard service includes bimonthly visits to your home followed with a Monthly Property Report.  The report will contain digital photos, maintenance logs, and recommendations for repairs and or upgrades. At the Owners request, reports will be emailed or sent by U.S. Priority Mail. 

We will report on the following:

  • Check the exterior of your home for general security and wind or water damage.
  • The exterior will be inspected for: snow & lawn care, gutters system, house & septic vents,& drainage problemsPicture2
  • Doors and windows checked to assure they are locked, and secure. Inspect for any forced entry.
  • Heater/s checked for proper room temperature and operation.

  • Check for signs of obvious water leaks from interior sources (i.e. hot water heater, interior plumbing)
  • All smoke detectors within reach will be checked for proper operation
  • Check for signs of obvious water leaks from exterior sources (i.e. cracked walls, window seals, sewer back-up, leaks from adjacent condo units)
  • All rooms are inspected for “red flags” (i.e. moisture stains, carpenter ant debris, rodent droppings, odd smells etc.)
  • Electrical service panel will be inspected for tripped breakers
  • Check refrigerator, water heater, dishwasher, garbage disposal and any other appliances as per owners request for normal operation.
  • Room lighting will be changed as per owner’s request.
  • Run all faucets and flush toilets to eliminate stagnant water from lines.
  • Home checked for condition and cleanliness left by authorized visitors
  • Unless otherwise requested, all faucets will be turned on run water through sinks, tub/showers, and flush toilets to prevent dried gaskets and traps
  • Fuel level in propane and/or Oil tanks will be inspected and recorded.

  • We can add or remove inspection items as per your request. We are here to help YOU.
  • You will receive notification of all inspection results: In the event a problem is detected that requires immediate attention, you will be notified by phone and emailed a report with digital photos of the problem. After contacting you, we will gladly contact your vendor of preference to make any repairs. If you do not have a preference, we will refer and contact someone for you. Extra services will be billed by the repair contractor directly to the client. We will contact you with all expected costs prior to the repair. When problems occur we can handle it!

You can count on professional handling of your home issues. We notify you of any problems and make recommendations to correct them. We put our knowledge of island trades people to work for you. We will get bids for you or simply organize the necessary service, meet with the repair person and admit them into your home. We will stay until the repair person has completed his/her work, set alarms and lock up following their departure. We can also send digital photo of problems or completed repairs by email. In any event, the homeowner is the person who decides who to hire and what exact repair is to be done and how much money is to be spent. The homeowner has full control and the final say regarding the satisfaction or outcome of work completed. Island Property Services LLC merely carries out the homeowners wishes. We become your eyes, ears and voice, when you can not be here to manage your home details.
