In addition to our standard Caretaking Package we offer several other services.



Routine Maintenance of Homes       

We can organize and monitor regular maintenance of your home as determined by the homeowner. This may include weed control, landscaping, housekeeping, window washing, carpet cleaning, chimney cleaning, heat and air conditioning maintenance, painting, deck staining, pressure washing, annual roof maintenance, and any repairs or upgrades.


Handyman Services             

Island Property Services LLC has an “on-call” handyman service available as needed for all of your small repairs or upgrades.  Licensed, bonded and insured.


Rental Property Inspections

We can perform site inspections with digital photos of your rental home. We will notify your tenants of the upcoming inspection, do a walk-through of the home, and prepare a report of the condition of home and the exterior grounds. The report will also contain safety recommendations or upgrades that are often overlooked as a landlord. (Smoke detector batteries, small water leaks under sinks, furniture up against heaters, unauthorized pets living in the home etc.) We can also prepare move-in and move-out inspections to help in security deposit returns.


New Construction Progress Reports            

Island Property Services LLC can be your eyes and ears when you’re not around. We can perform unbiased progress reports of you new construction accompanied with digital photos of the ongoing construction.

  • Organizing and monitoring of satellite systems set up, cable TV, security alarm systems, and electronics
  • Assisting Realtors, in areas which do not require licensing, for the benefit of our clients

  • Schedule Appointments before your arrival (Kayak trips, Fishing Charters, Restaurants, Doctor, Hairdresser etc.)
  • Start and run vehicles.
  • Taking trash to the SJ County Transfer Station or setting out cans for pickup by San Juan Sanitation
  • Setting up and meet with Pest Control Service
  • Organize local trades’ people, sub-contractors for repair and maintenance of your home.
  • Generator servicing & cycling
  • Preparing your home for you or your guest’s arrival.
  • Organizing home painting of interior or exterior of the home. Deck stains, pressure washing etc.
  • Personal Chef coordination
  • Boat checks, startups, weatherizing. etc
  • Meeting your guests and giving them entrance to your home.
